SHORT-TERM ACCOMMODATIONS IN RESIDENTIAL ZONES

TAKE NOTICE that on the 19th day of March 2024, The Corporation of the Municipality of Wawa adopted By-Laws No. 3693-24 and 3694-24 under Sections 17 and 34 of the Ontario Planning Act to amend the Wawa Official Plan and Zoning By-law to permit and regulate Short-Term Rentals.

PURPOSE AND EFFECT OF THE OFFICIAL PLAN AMENDMENTS: The amendments to the Wawa Official Plan set the policy framework for the establishment of the implementing Zoning By-law Amendment and Short-Term Rental Accommodation Licencing By-law. The amendments include policies requiring the Municipality to pass a new Licencing By-law to regulate Short-Term Rentals permitting them in all zones that permit residential dwelling units provided the planned function and character of residential areas are maintained.

PURPOSE AND EFFECT OF THE ZONING BY-LAW AMENDMENTS: The amendments to the Wawa Zoning By-law establish regulations including permitting up to three such rentals in zones where dwelling units are permitted in a single dwelling unit provided one parking space per bedroom is provided and the use is not in an accessory building.

AND TAKE NOTICE that appeals to the Ontario Land Tribunal in respect of the By-Laws may be made by filing a written notice of appeal with the Clerk of the Municipality of Wawa, no later than the 10th day of April 2024, setting out the reasons for the appeal and accompanied by the Ontario Land Tribunal Appellant Form (A1) and required fee made payable to the Minister of Finance. This form is available on-line at https://olt.gov.on.ca/.

IF A PERSON or public body did not make oral or written submissions to the Municipality of Wawa before the By-Law was passed, the person or public body is not entitled to appeal to the Ontario Land Tribunal. Only individuals, corporations, and public bodies may appeal the By-Law to the Local Planning Appeal Tribunal. A Notice of Appeal may not be filed by an unincorporated association or group. A Notice of Appeal may be filed in the name of an individual who is a member of the association or the group on its behalf. No person or public body shall be added as a party to the hearing of the appeal unless, before the By-Law was passed, the person or public body made oral submissions at a Public Meeting or written submissions or, in the opinion of the Ontario Land Tribunal, there are reasonable grounds to add the person or public body as a party.
