Notice of Public Meeting

TAKE NOTICE THAT the Municipality of Wawa has initiated an amendment to Zoning By-Law No. 2821-15. The proposed zoning change affects all properties located in the Commercial (C1) in the Municipality of Wawa (See Key Map). A statutory Public Meeting to receive public input and comment will be held on:

Tuesday, March 18, 2025, at 6:30 p.m.
40 Broadway Avenue, Wawa, Council Chambers
(In-Person or ZOOM Attendance Available)

PURPOSE AND EFFECT OF THE ZONING BY-LAW AMENDMENT

  1. The proposed amendment to Wawa Zoning By-Law 2821-15 would permit more than one secondary dwelling unit in a building located in a Commercial (C1) Zone, located on the second or upper storeys of the building and there be no limit on the number of residential dwelling units to be built on upper storey levels; and,
  2. Remove all other zoning requirements set out in Section 4.4 that currently restrict residential units in the Commercial (C1) zone including the following;

a)   the floor area of the secondary dwelling unit does not exceed 33% of the gross floor area of the commercial building;

b)   the minimum floor area of the secondary dwelling unit is 45 square metres;

c)   the maximum floor area of the secondary dwelling unit is 55 square metres;

d)   the secondary dwelling unit has a means of egress only to the rear or side yard and is separate from any means of egress for the commercial use(s); and,

e)   a window opening in the secondary dwelling unit having an area of 0.30 square metres is located above grade.

The purpose of the zoning amendment is to remove restrictions for residential units in the General Commercial (C1) Zone to encourage more housing development and meet the policies set out in the Provincial Policy Statement and Wawa Housing Action Plan.

Any person may provide written submissions regarding the proposed zoning by-law amendment to the Clerk by Monday, March 17, 2025, sent to moneill@wawa.cc or by mail to Clerk, Municipality of Wawa, Box 500, Wawa, P0S 1K0. Any person wishing to make an oral statement during the public meeting should contact Maury O’Neill at moneill@wawa.cc or 705-856-2244 ext. 223 by Monday, March 17, 2025, at Noon to ensure inclusion in the meeting agenda. Participation may be by ZOOM but arrangements must be made with the Clerk before 4:00 p.m. on Monday, March 17, 2025.

Please note that if you provide a written submission or make an oral statement regarding the proposed amendment, your name and comments will become part of the public record.

IF A PERSON OR PUBLIC BODY wishes to be notified of Council's decision on this proposed zoning amendment, you must send a written request to the Clerk at moneill@wawa.cc or Municipality of Wawa, 40 Broadway, Wawa, ON, P0S 1K0.

IF A PERSON OR PUBLIC BODY would otherwise have an ability to appeal the decision of Council of the Municipality of Wawa to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Municipality of Wawa before the by-law is passed, the person or public body is not entitled to appeal the decision. If a person or public body does not make oral submissions at a public meeting or make written submissions to the Municipality of Wawa before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
